Casale Silvia is a delightful stone country house situated in the Umbrian countryside only a few kilometers from Orvieto and the marvellous area of south Tuscany. The property has wonderful hillside views, especially from the swimming pool area. This This building is on two floors and its unique characteristic is that all the bedrooms have direct access to the garden. This property is well finished and furnished, it’s flooring is a mixture of “cotto” and parquet, providing a typical country house atmosphere. Sometimes there is an innocent cat present in the property but he is not allowed in the house. This properties position allows its guests to spend a relaxing holiday in the open countryside without having to give up the possibility of sightseeing, numerous hamlets and small enchanting towns such as: Orvieto, Città della Pieve, Cetona, lago Trasimeno (Trasimeno Lake), Montepulciano, Pienza, Montalcino e Siena.

PARK: The garden totally surrounds the property, made up of a splendid lawn, very well kept, enriched with bushes which not only provide a wonderful shade but also guarantee guests privacy.

SWIMMING POOL: The pool is situated about 10 meters from the property. It has an irregular shape with a sloping depth to a minimum of 1,70 meters. The pool is equipped with Jacuzzi and is open from the last Saturday of April to the first Saturday of October. The pool area is equipped with umbrellas, sun lounges, table and chairs.

INTERIORS: The main entrance to the property is situated in front of the parking area. From the main entrance you enter into the day area which is made up of living room with fireplace, dining room with a large wooden dining table, laundry room and service bathroom. From the dining room, there is an internal wooden staircase that goes to the first floor. On the left of the staircase there is the fully equipped kitchen with garden access. Also on this floor there is the night zone, made up of one double bedroom with internal bathroom with shower, another double bedroom and a twin bedroom with internal bathroom with shower. The furnishings of this property are mostly in wood which optimise the architecture of the property.

SERVICES INCLUDED: Electricity, water, gas for cooking purposes, initial and final cleaning, weekly linen, park and pool maintenance.

SERVICES UPON REQUEST (supplied and payable locally to the owner): Extra cleaning (€ 12,00/hour), extra linen (€ 15,00 per person), wood (€ 15,00/100 kg), telephone, fax and internet fast connection (based on consumption), heating (on consumption up to date market prices).
