Santa Croce is immersed in the beautiful hillside in the heart of Italy, between Todi and Città della Pieve. Situated at about 450 meters above sea level this property has breathtaking 360° views of blooming countryside and the town of San Venanzo. The entire property distributed on one level of about 10,000 m² of land. The property is entirely built in stone, with wooden ceiling beams and antique “terracotta” flooring, immersing in a traditional country house. The furnishing’s make this property not only comfortable but at the same time elegant. The outside of the property has a beautiful garden surrounded by Oak, Willow and colourful flowers, there is also a large pergola, with a working wood oven, ideal for dinners “al fresco”. Near the swimming pool at guests disposal is a fully equipped fitness and health area, where guests can make the most of the sauna and all the gym equipment. The properties position is perfect for nature bike rides, trip to Umbria, Tuscany and Lazio. The caretaker is very reserved, yet at the same at guests disposal in times of need. She occasionally stay in the one section of the property which has an independent entrance, without interfering with guests, she also censure the exclusive use of the swimming pool and the outside of the property.

PARK: The garden extends in about 1 hectare, and is surrounded by oak, willow, fir trees and beautiful flowers. In front of the house there is a large pergola with a working wood oven, parking and a well equipped garden until the swimming pool.

SWIMMING POOL: The pool is near the house, as is the fitness area with a gym and a sauna. The pool is surrounded by “terracotta” flooring and is equipped with lounges, chairs, umbrellas and an outside shower. The pool measures 14 m. x 6,5 m. and has a variable depth from 1,20 m. to 2,50 m. It also has a diving board and it’s open from April 28th to October 6th.

INTERIORS: This Villa is divided on two floors, on the first floor, on the left hand side of the property there is a very well equipped kitchen with a professional cooking stove and a vast dining area. In the centre of the property, mainly used as a studio, and its invidious billiard (the use of which permitted on agreement with the owner) room. The ground floor ends on the right hand side of the property, with a spacious living room, which has comfortable sofa's and armchairs, fireplace and TV with DVD. From here one can access the second floor using stylish wooden stairs. On the ground floor there are also two service bathrooms. All the downstairs rooms are easily accessible by the large French door. Via the traditional wooden stairs, one accesses the night area on the first floor. On this floor there are five double bedrooms, all of which have private bathrooms, one with a shower and four with bath tubs. Please note that also on this floor is a fireplace and televisions. The ceilings have beautiful wooden beams and the rooms are furnished using traditional antique furniture, however there are also all the modern comforts. The flooring is in characteristic “cotta”, and refined in wood, with larch and oak tables.

SERVICES INCLUDED: Electricity, water, gas for cooking purposes, weekly linen, intial and final cleaning, park and pool maintenance.

SERVICES UPON REQUEST (supplied and payable locally to the owner): Extra cleaning (€ 15,00/hour), extra linen (€ 12,00 per person), wood (€ 15,00/100 kg), heating (on consumption up to date market prices), sauna (€ 20,00 per day), telephone (based on consumption).
