The property is situated on 6 hectares of woodland and vineyards. The panoramic hilltop position, among the “DOC” vineyards of “Orvieto Classico” and the olive groves of the Marchesi Antinori, overlooks the Castello della Sala and valleys of Orvieto, Tuscany and Lazio. The one-storey building is of recent construction and was built using typical local materials, with wooden floors in the bedrooms, grey tiled floors in the living rooms and wooden ceilings. All the rooms are furnished with good taste. Important historical centres such as Orvieto, Perugia, Todi, Rome and Florence are within easy driving distance thus making your stay at the Casale La Roya a pleasant mixture of total relaxation and immersion in historical Italy. PARK: the privacy of the guests is guaranteed by a 4,000 sqm garden, for their exclusive use, which is part of the estate measuring 6 ha. The garden is a profusion of flowers and plants such as thyme, rosemary, laurel and roses. A large terrace, furnished with tables, chairs for outdoor eating and sun lounges, surrounds the swimming pool. SWIMMING POOL: open from the first Saturday of May to the last Saturday of September. The The rectangular pool is 4 x 13 m and 1 m deep, ideal for lap swimming. The surrounding area has tiled flooring with ecological shower and is equipped with benches and comfortable deckchairs. INTERIORS: Casale La Roya develops on two floors, with entrance directly into the living room, which is divided into a dining area and a sitting/reading area with central fireplace and large comfortable armchairs and sofas. The living room leads out on to the terrace and the pool, which are on the same level. Next to the living room is the cooking area with cooker, sink, fridge and dishwasher. In the east wing there is a double bedroom and en suite bathroom with shower, tub and sauna for two people and in the west wing there are two bedrooms with twin beds that can be transformed in double beds and a bathroom with shower serving both rooms. An external staircase leads down to the lower level. In the west wing there is another double bedroom, walking in closet and en suite bathroom with double shower and tub. On the east wing of this level there is a playroom with a bar and a home cinema with a 100” projection screen ideal for watching movies and playing with the Xbox console. At the same floor there are also the laundry room with washing machine and dryer and a service bathroom. The bedrooms have wooden floors and the living room has a tiled floor. All the rooms have air conditioning. SERVICES INCLUDED: water, gas for cooking purposes, weekly linen, initial and final cleaning, internet, garden and pool maintenance. COMPULSORY SERVICES NOT INCLUDED (supplied and to be paid locally to the owner): electricity (on consumption up to date market prices). SERVICES UPON REQUEST (supplied and payable locally to the owner): extra cleaning (€12,00/hour), extra linen (€ 10,00/person), heating (on consumption up to date market prices), firewood (€ 15,00/100Kg).
