Beautiful property of 4 hectares, located on a south-facing lot, with park, vineyard, olive trees and woods, completely enclosed, situated on top of a hill with a view over the Tiber valley. Guests will appreciate the panoramic garden with tall trees and the wonderful area near the private swimming pool. The house, built by the owner on a single level, with particular characteristics of the 70’s, offers a lot of comfort. All ceilings are covered with terra-cotta tiles and wooden beams, made from local trees; the floors are covered with antique terra-cotta tiles, which come from a monastery of the XIVth century. The traditional style is well integrated with the comfort of a modern property. All the rooms have a private bathroom. People who love to cook will certainly appreciate the kitchen area, which is particularly large and well equipped, with an adjoining dining area, complete with a fireplace, to spend pleasant autumn evenings. The owner’s passion for gardening is visible in every single spot. On the outside, the two wings of the building enclose an inner court with a view over the park and over the Tiber valley, paved with terra-cotta tiles, which is characterized by an abundance of flowers and by a bright arcade, the latter overgrown with flowers as well, covered with a handicraft shed, made of wooden rafters, where you can enjoy your breakfast or nice evenings “al fresco”. The villa is situated in an ideal area from which to visit Tuscany, the green region of Umbria, with Orvieto and the highway “del sole” A1, which is only 7 Km away. The various areas of Umbria, southern Tuscany and northern Lazio, including Rome, Florence, Todi, Viterbo, Montepulciano, Pienza, Bomarzo and other well known places, can be reached in an hour (by car). PARK: from the patio the guests can take walks in the park and enjoy the view, over the well maintained lawn and along the small stone path which leads down to the swimming pool area admiring the pond, the various tall trees, rosemary bushes, lavender and perfumed roses. The swimming pool area is characterized by an old stone construction which includes changing room, shower and bathroom on one side and kitchen with refrigerator on the other. The barbecue, tennis table and wooden pergola make an ideal place to have lunch or dinner around the swimming pool, from where walkers and nature lovers can stroll through the vineyard and olive trees down to the wood, thick with trees and wild flowers where several varieties of birds can be spotted. SWIMMING POOL: open from the middle of May to the last Saturday of September. The swimming pool measures 10 x 5 m. INTERIORS: double living-room with fireplace and study, three spacious double bedrooms with en-suite bathroom and direct access to the external patio (in two of the three double rooms, the beds can be separated), large kitchen, fireplace and dining room, with a little hall, small room with a single bed and child’s cot with adjoining shower and bath. SERVICES INCLUDED: electricity, water, gas for kitchen use, weekly linen and extra change, initial and final cleaning, daily cleaning for 3 hours a day (morning, excluding on Sundays), swimming pool and park maintenance. SERVICES UPON REQUEST (supplied and payable locally to the owner): extra cleaning (€ 13,00/h),telephone according to consumption, heating (€ 270,00 per week), firewood (€ 15,00/100 Kg),early or late opening of the swimming pool (€ 300,00 per week), baby bed (€ 60,00 per week).
