1) OUR PROPERTIES: we only have country houses and villas, in any case only individual houses (not apartments). Exception for apartments located in the centre of the major Italian towns. 2) VISIT: Before taking any new property, we will arrange an inspection visit to check features we look for a Renttuscany villa : easily reachable by car, excellent location, good furniture, private swimming pool or access to the see, quality accommodation and facilities (tv - VHS - satellite – Hi-fi - etc..) maid personnel (cleaning, park and swimming pool maintenance). 3) CONTRACT: Owner will draw up a contract with RENTTUSCANY to start property rental. At the beginning we agree a 1 year contract, that we can renew for a longer period. Usually, we have 3 rental seasons (high, medium and low). Rental rates, agreed with owners, will reflect the size of the villa, its location and its facilities. 4) EXCLUSIVE CONTRACT: This is the kind of contract we prefer. In fact, as we can rent in exclusive the property, we can immediately feature your villa with our partner (italian and foreign Tour Operators) offering a great exposure and therefore maximising sales opportunity. 5) MARKETING: Foreigners, specially English and northern american people are our most remarkable guests, that’s why we focused our marketing strategy on internet; in fact the biggest part of our daily contacts comes directly from our new web site www.renttuscany.com and also from our well-known Real Estate web site www.immobiliaremb.com . We, also advert our company in the most important Italian and foreign magazines for travels and holiday villas. 6) BROCHURES: We publish each year a high quality, full colour brochure. RENTTUSCANY brochure is distributed and promoted by tour operators. We also have a CD ROM that you can easily require by internet and receiving free of charge. 8) RESERVATIONS: The owner has to inform us, at the beginning of the season, about reserved weeks for him b) inform us, during the season, about options or reservations, he can do for himself. 9) UPDATED: We send regular updated situation (per fax or e-mail) of reservations and options of the property. You can also check your property situation on our availability calendar from our web site. 10) PAYMENTS: At the reservation time, client will pay us a 30% account and the balance has to be paid within 30 day the arrival day. If the reservation is made in the 30 days prior to the beginning of tenancy, the payment must be equal to the total amount of the rent. The receipt for payment of the balance must be shown to the person in charge of the reception at the property. RENTTUSCANY will pay owners within the first 10 day of each month. 11) FACILITIES: Owners have to guarantee weekly cleaning, daily cleaning of the swimming pool, park maintenance (a good way to check property conditions during the location), a weekly change of bed linen and bathroom towels and property facilities (tv – hi-fi - satellite - etc..). All other services (i.e.: extra linen change, more frequent cleaning, breakfast, lunch and dinner supply) won’t be included in the weekly rate and paid directly to you.
12) SECURITY DEPOSIT: For each property
we suggest to require a security deposit (from 300,00 to 750,00 Euro) that
guest will pay you on arrival. The deposit will be returned on departure
after verification of the state of the property. We, also, suggest you to
insure your property against damages and civil responsibility. |
