1. BOOK YOUR HOLIDAY – We highly recommend that you reserve your
holiday property as soon as possible, to avoid any disappointment and we
suggest you to select a couple of alternatives in case your first choice
is not available.
2. CANCELLATION – Please refer to our
BOOKING CONDITIONS for
cancellation policy.
3. SERVICES NOT INCLUDED IN THE PRICE – Services on payment (i.e.
phone, electric power for properties equipped with air conditioning,
heating) are indicated on each property’s description and they are payable
directly to the owners.
4. ADDITIONAL SERVICES, ON REQUEST, PAYABLE TO THE OWNER
– Services on request (i.e. laundry, extra cleaning, maid service,
baby-sitting) are indicated on each property’s description. We kindly ask
our Guests to communicate us, 40 days in advance, dates and hours for the
requested services. These services are payable directly to the owner,
according to the prices agreed with him.
5. INCLUDED SERVICES – Included services are indicated on each
property’s description and they are included in the weekly rental.
6. LINEN AND TOWELS – Linen for beds and bathroom towels are
provided, and almost in the majority of properties pool towels are
provided too. Any extra change has to be requested 40 days in advance. Any
change of linen and towels is payable directly to the owner.
7. CLEANING - Whilst it is appreciated that the cost of your
holidays includes the final clean, unfortunately some guests in the past
had left their property in a terrible state which is quite distressing for
the owner. We appreciate that you may have a long journey home, but we
would ask that you to leave the property in a reasonably clean and tidy
condition on your departure. Also, it is essential that you report any
breakages i.e. cups, plates etc. to the owners before you leave. The
owners reserve the right to retain a portion of your security deposit to
cover any breakages and unsatisfactory cleanliness. A few properties don’t
include the final cleaning in the weekly rental price, in this case, final
cleaning must to be paid to the owner: in this case you will find the cost
in the properties description.
8. MAID SERVICE – All our properties provide a maid service for
indoor cleaning and park and swimming pool maintenance. It’s possible to
have a more frequent indoor cleaning at an extra cost. We recommend you to
communicate us, 40 days in advance, days and hours for the requested
services.
9. MEAL SERVICE – A number of our properties can supply lunches and
dinners. We recommend you to communicate us, 40 days in advance, days and
hours for the requested services.
10. LAUNDRY SERVICE – This service has to be requested directly at
your arrival and it’s payable to the property owner.
11. COTS - The majority of our properties provide cots free of
charge. However, there are a few properties that do not supply cots or
that make a small charge to hire them. We suggest you to reserve cots 40
days in advance your arrival date.
12. KEYS - On arrival at the property the owner or the person in
charge of the reception will give you keys. You will be required to pay a
security deposit for each property. This is to be paid direct to the owner
on arrival.
13. OCCUPANCY - Italian law states that properties cannot sleep
more than the maximum number of people stated in the property descriptions.
Owners are liable to a heavy fine and therefore will not accept additional
persons.
14. TENANCY TIMES - Our bookings are from Saturday to Saturday (in
low season changeover days can be more flexible - please ask). Access to
your holiday property is between 16.00 and 19.00 on arrival day. This
gives the owner adequate time to clean and prepare your property for your
arrival. Gaining access earlier is generally not possible. If you have a
special request and reason why you need earlier check in, please make this
clear at the time of booking. We will make your request to the owner but
their decision is final. If you will be arriving later than 20.00, please
let us know the time you will be arriving and we will do our best to
satisfy your request, but it will be at owner ‘s decision to accept or not
the late check in. In most cases the owners do not live on site and they
may have to travel to the property especially to meet you. In case owner
cannot accept the late check in you have to provide by yourself about
accommodation for the first night. Departure is within 10.00 but the
person in charge for cleaning the house will be at the house at 09.00 to
start the cleaning for the next clients coming.
15. ALL YEAR OPEN - RENTTUSCANY by Emma Villas offers the majority
of its properties for let all year round, but not for period longer than 4
weeks. Usually, in the low season it’s possible to rent properties for
less than 1 week, but at least for 4 nights. On winter season heating is
not included in the weekly rate and it has to be paid according to the use.
16. PRICES - Prices are per week per property. In each property you
will find different range of prices according to the period. Arrival and
departure days are on Saturday. Exception on arrival day or longer stay
may be arranged subject to confirmation with the owner.
17. SECURITY DEPOSIT – For each property is required a security
deposit to be paid upon arrival (cash, Traveller’s cheque), directly to
the owner. Failing on doing that will give the owner the right not to let
the guests in. The deposit will be returned on departure after checking
the state of the property. For further information, we ask you to visit
each property’s page. Sometimes the security deposit could be paid to
RENTTUSCANY by Emma Villas, on client’s requirement, with the rental
balance. In this case the security deposit will be refunded by wire
transfer - deducted from bank fees ( 20,00 euro) – after the owner has
checked the state of the property and no damages has been ascertained. To
avoid any misunderstanding, we kindly ask, to notify the owner about any
damages you might cause in the property during your stay.
18. HEATING – All properties are provided with private heating,
except some properties on sea areas. Heating is not included in the weekly
rate. For some properties a weekly rate is a lump-sum, for others the
price is according on consumption (e.g. Euro 1,00 per litre).
19. ELECTRICITY - In common with most residential properties in
Italy, electrical supply in many properties is limited to 3kwh's. Electric
power is usually included in the price, even if in properties with air
conditioning, this service is on payment.
20. GAS FOR COOKING – For all our properties cooking gas is
included in the price.
21. PHONE/INTERNET – Some properties are provided with phone and
possible internet connection. These services are not included in the price
and they have to be paid directly to the property owner. At the
reservation time, please check if the selected property is provided with
this service.
22. CURRENCY AND BANK - The legal currency of Italy is the Euro.
Many banks are now only open for a short time in the afternoons - maybe
between 2.30 pm and 3.30 pm. They are closed on Saturdays/Sundays. Many
supermarkets have cash points outside where you can use your credit card
to obtain Euros - very convenient and much quicker than going to the bank.
We usually find this system preferable to using travellers cheques.
23. CREDIT CARDS - Commonly accepted in main cities in shops and
restaurants. Not so common in the rural areas - be prepared to pay cash
for meals in smaller restaurants, for petrol in small filling stations and
in smaller shops.
24. OPENING TIMES SHOP – Almost all shops are open every day from
Monday to Saturday and closed on Sunday. All shops close for half a day
one day per week.
25. MARKET DAY - Most towns have an open air market one day a week.
The market opens early and closes around 12.30 pm. Larger markets have
some real bargains on the clothing stalls - fashionable knitwear is worth
looking for, also table linen and bed linen.
26. SPECIAL OCCASIONS - If you are celebrating an occasion while
you are on holiday, please let us know if you would like us to try and
arrange something special. RENTTUSCANY by Emma Villas cannot guarantee
anything, but we will try our very best to help you.
27. PRIVATE SWIMMING POOL - Most swimming pools are open seasonally.
Please check if your booking falls outside April 28th and October 6th.
Opening is also subjected to weather conditions. Guests may ask an earlier
opening or a later closing paying an extra cost, always at owner’s
discretion.
28. PETS - If you wish to take your pets to any of our properties,
please check at the time of booking if the owner will accept them. In some
properties an extra for cleaning will be required. All pets need to have
their own “pet passport”. These can take several months to obtain, so plan
well ahead.
29. LANGUAGE - Except in the cities and larger tourist areas you
will not find much English speaking people. We recommend that you take a
good phrase book with you and don't be shy of using it. The local people
will give you every encouragement if they know you are trying to use their
language.
30. FACILITIES – We recommend our guest to pay attention on
properties description, where all facilities are listed.
31. USEFUL INFORMATION - On receipt of the final balance we will
send you the voucher, directions to reach the house and invoice of payment.
At your arrival at the house you will find a useful Welcome Book with all
the details about property and touristy area.
32. ACCES TO PROPERTY - On receipt of the final balance you will be
sent details regarding access to the property and a mobile phone number
from an English speaking representative so you can contact us if you
experience any problems or have an emergency. Otherwise, please speak to
the owner of the property in which you are staying.
33. CAR HIRE – With Emma Villas you can hire cars (with drivers too)
through various companies. We recommend our guests to reserve this service
40 days in advance.
34. RENTTUSCANY by Emma Villas OFFICE – Our office is located in
Tuscany, in a perfect position (not too far from all our properties); in
this way we can help and support you in any case. Our staff can speak
