Podere Campana, an old rural Tuscan farmhouse (built in stone, terracotta and tuff rock with exterior staircase) is situated on a hillock overlooking the hills of Valdichiana. The original 1800 building has been accurately restored in keeping with the typical farm tradition: stone, open face brick, ceilings wooden beams with beams and tiles, old thick walls and large rooms. Two large independent apartments on two floors suitable for 10 guests (over 300 sq), tastefully furnished and fully equipped. Esternally the barbecue and the pergola are shaded with ivy, honeysuckle and American vines. The ideal location for those who love nature, tranquilliey and for those who wish to be close contact to the famous Tuscan and Umbrian Art and Culture. The hospitality is ensured directly by the owners (who live in the dependance at he property) who guarantee a quality service and complete privacy. PARK: land of about 14.000 sq mt thus divided: 3000 sq mt of garden with lawns, flowers, cypress trees, fruit trees, ornamental plants and small biological vegetable garden; 6000 sq mt of olive trees; 2000 sq mt of arable land; 3000 sq mt of vineyard with grapes which produce, in the old cellar built into the tuff rock, a genuine “Chianti dei Colli Senesi d.o.c.g.” wine. SWIMMING POOL: open from April 28 to October 6, it has a large terrace with solarium and equipped with shower and sun beds. The pool measures 10 x 5 mt with a depth varying from 1,20 to 1, 90 mt and has daily maintenance. It is surrounded by green lawns and looks out over a splendid panorama. INTERIORS: the main farmhouse is divided into two two-storey apartments over 300 sq mt surface. LA SEGRETA, is composed of: small sitting room-entrance hall with fireplace, service rooms, kitchen with dining area, living room and bathroom with tub. At the first floor there are: a twin bedroom, two double bedrooms and a bathroom with shower. The second apartment, LA VIGNA is composed of a kitchen, living room with dining area and fireplace, bathroom with shower and laundry room. On the first floor is a twin bedroom, a double bedroom and a bathroom with tub. SERVICES INCLUDED: electricity, water, gas for cooking use, house cleaning at beginning and end of stay, weekly linen change on Saturday when house is rented for more than one week, pool and park maintenance, wood and two mountain bikes. SERVICES UPON REQUEST (supplied and payable locally to the owner): extra cleaning (€ 15,00/hour), extra linen (€ 15,00/person), heating (on consumption up to date market prices), meal preparation with prices to be decided on at the moment of booking, extra virgin olive oil, Chianti d.o.c.g. wine, vegetables, homemade jams. N.B. EMMA VILLAS srl doesn't supply directly to the client the services mentioned before, nor does EMMA VILLAS srl receive any commissions for these services, since it's the owners who are responsible for the management of the services and for the collection of the fees regarding the performances that are being offered to the clients FACILITIES: Satellite TV, DVD, CD, washing machine, dishwasher, hairdryer, barbecue, microwave oven, electric oven, toaster, American coffee percolator , fans, iron, children’s bed, garage and out side car parking.
